Ownership Transfer
Notarial deed, Greek Civil Code Art. 1033+. Mandatory registration with the Hellenic Cadastre (Κτηματολόγιο).
Tax Obligations
FMT 3% on objective value. ENFIA annual property tax (E9). Income declared in E1 to AADE.
Urban Planning
All renovations under valid permits from the urban planning authority (Πολεοδομία). Illegal structures regularised under Law 4495/2017.
Golden Visa
Law 4251/2014 as amended. From €250K (reconstructed) or €800K (high-demand zones incl. Athens).
Energy Certificate
Mandatory ΕΠΕ per EU Directive 2010/31 and Greek Law 4122/2013 before every sale.
Construction Permits
Zasteklom operates only under a building permit (Οικοδομική Άδεια). All works are supervised by a certified engineer (μηχανικός, ΤΕΕ).
